What & Why

Controls that pass acceptance the first time.

Title 24 acceptance testing is where many lighting projects discover the bid was wrong — wrong driver, wrong sensor placement, wrong time-clock zone. The fixture vendor blames the controls vendor, the controls vendor blames the EC, and the GC inherits the schedule slip.

We bid controls scopes from a field survey, submit drivers verified for compatibility, and bring the certified acceptance test agent on the team — not on speed-dial.

Scope of Work

Six work phases, every controls scope.

1

Existing System Audit

Field survey of existing fixtures, drivers, panels, and any legacy controls. Inventory submitted with the bid so retrofit cost is real, not guessed.

2

Submittal & Coordination

Controls submittal package, driver compatibility verified, panel layout coordinated with the lighting designer, change orders flagged before the rough-in starts.

3

Rough-In & Device Install

Sensors, wall stations, and panel installation per the floor plan. Class 2 cabling routed in dedicated raceway, properly separated from line voltage.

4

Programming

Zone definitions, scene-control logic, time-clock schedules, daylight setpoints, vacancy-sensor sensitivity — programmed and tested zone-by-zone.

5

Title 24 Acceptance Test

Certified CALCTP or NEMA technician runs the acceptance test, findings closed out on the spot, signed certificate delivered for the closeout packet.

6

Owner Training

Walk-through with facilities — scene override, time-clock adjustments, sensor recalibration, and how to reach the manufacturer support line.

Closeout Deliverables

What the facility team walks away with.

Four documents, packaged for the building file and the energy-compliance report.

Permit Card

Pulled under our C-10 license, final signed off.

Title 24 Certificate

Signed acceptance-test certificate by the certified agent.

Programming Sheets

Zone, scene, time-clock, and sensor configuration record.

Warranty Letters

Workmanship + manufacturer warranties on installed gear.

Project Tiers

Three typical controls bands.

Each scope gets a fixed written quote tied to your fixture schedule and your controls spec.

Single-Zone Retrofit

Under 5,000 sqft

3 – 5 weeks

Wireless overlay or in-fixture retrofit, occupancy-only or basic time-clock control. Minimal panel work, single commissioning visit.

Multi-Zone Upgrade

5,000 – 20,000 sqft

5 – 8 weeks

Full Title 24 controls — occupancy, daylight, scheduled time-clock, multiple scenes — across several rooms or zones. Certified acceptance test required.

Campus Conversion

20,000 sqft+

8 – 16 weeks

Building-wide controls overhaul, tunable-white scopes, BACnet or BMS integration, multi-day commissioning, phased acceptance testing.

Certified acceptance testing, manufacturer commissioning visits, and tunable-white driver upgrades are passed through at cost and itemized on the bid.

FAQ

Lighting controls questions, straight answers.

Wattstopper, Lutron (Quantum, Vive, GRAFIK), nLight, Cooper Greengate, and Acuity nLight Air. We work to whatever the lighting designer specifies — and we will tell you up front if the spec creates field problems.

Yes. Title 24 lighting-controls acceptance testing is part of every commercial scope. We coordinate the certified acceptance test technician (CALCTP or NEMA), correct any field findings, and deliver the certificate before final inspection.

Yes. Wireless controls retrofits (Wattstopper LMRC, Lutron Vive) overlay onto existing fixtures with dimming drivers. We assess the existing fixture stock during the survey and tell you which need driver swaps versus full replacement.

For a 10,000–20,000 sqft scope with multiple zones, plan 2–4 days of programming after rough-in is complete and fixtures are powered. Acceptance testing adds another 1–2 days for the certified agent.

Yes. Tunable-white CCT systems with scheduled circadian curves are a frequent ask for healthcare, schools, and tech offices. We install per the manufacturer schedule and program the daily curves at commissioning.

Yes. End-user training is part of every controls turnover — scene override, time-clock adjustments, vacancy-sensor sensitivity, and how to reach the manufacturer support line. Trained-staff signoff is included in the closeout packet.
