What & Why

A TI fit-out wired the way your GC schedule expects.

Commercial TIs live or die on coordination — landlord approvals, base-building tie-ins, Title 24 acceptance, after-hours phasing, and a closeout packet that satisfies three different audiences. YKCA's commercial crew is built around that interface.

One C-10 license, electrical and low-voltage in the same bid, the same daily site lead from mobilization to punch. No subcontractor handoff in the middle of your schedule.

Scope of Work

Six work phases, every TI.

1

Demo Coordination & Survey

Site walk with GC. Existing panel capacity verified, abandoned circuits flagged, demo limits agreed in writing.

2

Branch Circuits & Panels

New sub-panels where needed, branch circuit layout per drawings, dedicated circuits for kitchen and equipment loads.

3

Lighting & Title 24 Controls

Fixture rough-in, occupancy and daylight sensors, programmed controls system, automatic shut-off zones per Title 24.

4

HVAC & Equipment Connections

Disconnects, motor control, EF/MAU power, water-heater circuits — coordinated with mech and plumb roughs.

5

Life-Safety Review

Exit signs, emergency lighting circuits, fire-alarm rough-in coordinated with the FA contractor. NFPA 70 and NFPA 72 boxes checked.

6

Inspection & Closeout

City rough and final, Title 24 acceptance test, as-built drawings, panel schedules, warranty letters — packaged for landlord and lender.

Project Tiers

Three typical TI bands.

Every project gets a fixed written quote tied to your drawings. Tiers below describe scope size — not a price ceiling or floor.

Small TI

Under 5,000 sqft

4 – 6 weeks

Single-tenant fit-out, minimal panel work, basic controls. Single crew, one site lead.

Medium TI

5,000 – 15,000 sqft

6 – 10 weeks

Sub-panel additions, full Title 24 controls, multiple equipment connections. Two-trade coordination meetings weekly.

Large TI

15,000 sqft+

10 – 16 weeks

Service additions, multi-floor distribution, after-hours phasing common. Dedicated PM and daily site lead.

Permit fees, third-party testing, and any landlord-required base-building work are passed through at cost and itemized on the quote.

FAQ

Tenant-improvement questions, straight answers.

Written line-item bids are typically returned within 48–72 hours of receiving a complete plan set, addenda, and schedule. For larger packages (over 25,000 sqft or multi-floor scopes) we may ask for 5 business days.

Yes. Title 24 lighting power density, automatic shut-off, daylight zones, and acceptance testing are part of every TI scope. We coordinate the acceptance test with the city as part of closeout.

Yes. Our C-10 license covers C-7 low-voltage scope, so data, voice, AV, and access-control cabling are rolled into the same bid and the same crew — no separate sub.

We pull tenant-side permits under our license, but we coordinate panel feeds, riser additions, and base-building gear access with the landlord and their electrician directly — that scope and that interface live in our schedule, not yours.

Yes. As-built electrical drawings, panel schedules, lighting-control programming sheets, fixture submittals, and warranty letters are delivered before final pay-app — same packet for landlord, lender, and owner.

Yes. Phased and after-hours work is common on occupied TIs. We schedule the noisy and outage-causing tasks for off-hours and bill the premium transparently on the bid.

Need More Than the Electrical?

We can deliver the whole tenant improvement — not just the wiring.

As a licensed C-10 & General B contractor, YKCA can run your full TI as the general contractor — demising walls, ceilings, finishes, and MEP coordination — with the electrical handled in-house.
