How We Work With Your Team

Six steps, ITB to closeout.

The same workflow whether you're bidding a 5,000 sqft TI or a 30,000 sqft retail anchor.

1

ITB & Plan Review

You send drawings, specs, and addenda. We log the scope, flag long-lead gear, and confirm the submittal calendar.

2

Written Estimate

Line-item bid returned within 48–72 hours. Alternates priced separately. Inclusions and exclusions spelled out.

3

Contract & Mobilization

Standard subcontract or AIA. COI issued, submittals released, materials staged before crew sets foot on site.

4

Pre-Construction Coordination

BIM clash review, panel and gear locations confirmed with GC, utility coordination if PG&E work in scope.

5

Execution

Daily site lead, weekly progress reports. RFIs returned in one business day. Clean jobsite, photo-documented progress.

6

Closeout

Punch list cleared, as-built drawings, O&M binders, warranty letters, and final inspection sign-offs delivered before final pay app.

Credentials & Coverage: CSLB C-10 · General Liability · Workers' Compensation · Contractor's Bond · 2025 CEC · Title 24 Compliant · OSHA-Trained Crew · Project COI On Request

FAQ

Procurement questions, straight answers.

Yes. We bid commercial scopes for general contractors, owner-builders, and direct commercial property owners. Submit plans and ITB documents and we return a written line-item estimate, typically within 48–72 hours depending on scope size.

100% W-2. Every technician, foreman, and project lead on a YKCA jobsite is a direct employee. No day-labor, no shifting subs, no surprises on safety paperwork.

Yes. We carry General Liability and Workers' Compensation, and issue project-specific COIs naming the GC, owner, and lender as additional insureds when the contract requires it.

YKCA is a merit shop, and we can work alongside union trades on multi-trade sites. Our focus is private residential, commercial, and industrial electrical — prevailing-wage public-works bidding is not part of our current scope.

Standard RFIs are returned within one business day; submittals (fixtures, gear, distribution) typically within 3–5 business days. Hot-RFIs that hold up a trade we treat as same-day.

Yes. Our C-10 license fully covers C-7 low-voltage scope — data, voice, AV cabling, security, access control, and lighting-control systems are all in-house, not subbed out.
