What & Why

A tech-office wiring partner your IT lead will actually like.

Office TIs are deceptively complicated — furniture-system whips, dense workstation data, conference AV that has to be invisible, a server room that has to be cool and redundant, and parking that has to be EV-ready by code.

YKCA's commercial crew lives at the intersection of those scopes. One C-10 license, electrical and low-voltage in one bid, daily site lead from mobilization to the day the IT team plugs in.

Scope of Work

Six work phases, every office TI.

1

Open-Floor Distribution

Workstation power planning, floor boxes or pole drops, busway or whip distribution from the sub-panel — sized for furniture-system load.

2

Workstation Power & Data

Cat6/6A pulls to every desk, whip routing through the furniture system, panel-side breakers labeled, patch-panel termination at the IDF.

3

Conference AV Pre-Wire

Backbox for displays, floor boxes for table cabling, ceiling speaker boxes, projector mounts pre-fed — turned over to the AV integrator ready to terminate.

4

Server Room & Cooling

Rack circuits with redundant feeds, UPS power and bypass, sub-panel sized to the heat load, disconnects for CRAC or split-system supplemental cooling.

5

EV-Ready Parking

CALGreen Title 24 EV-ready and EV-capable conduit, sub-panel, and meter coordination — sized so the future charger install is a plug-and-play addition.

6

Closeout & O&M Binders

As-built drawings, panel schedules, lighting-control programming, AV pathway maps, O&M binders for the property manager and the IT lead.

Project Tiers

Three typical office bands.

Each project gets a fixed written quote tied to your floor plan and your IT/AV scope.

Single-Floor

Under 10,000 sqft

6 – 10 weeks

Single-tenant office on one floor, modest server closet, basic conference AV pre-wire. Coordinated with one furniture dealer.

Multi-Floor

10,000 – 25,000 sqft

10 – 14 weeks

Multiple sub-panels per floor, multi-zone lighting controls, expanded server room, multiple conference rooms with AV pre-wire.

Campus

25,000 sqft+

14 – 24 weeks

Multi-building or full-floor-plate scopes, central UPS, generator interlock review, EV-ready garage coordination at scale.

Long-lead gear, UPS systems, and third-party acceptance testing are passed through at cost and itemized on the bid.

FAQ

Office & tech electrical questions, straight answers.

Yes. We pull the AV pathways, install backboxes for displays and floor-boxes for table connections, and coordinate final terminations with the AV integrator — terminated, tested, and labeled.

Yes. Dedicated rack circuits, UPS feeders, sub-panel sized to the heat load, and disconnects for supplemental CRAC or split-system cooling — sized off the IT load you give us.

Yes. Garage EV-ready and EV-capable circuits per CALGreen Title 24, including conduit runs, sub-panels, and meter coordination — sized so the future charger drop-in is plug-and-play.

Yes. Office TIs in occupied buildings are usually phased — we schedule cutovers, panel shutdowns, and noisy rough work for nights and weekends, with the GC and the tenant ops team in the loop.

Yes. Furniture whips, base feeds, and clean tie-ins to the panel-system manufacturer's wireway are standard scope. We coordinate with the dealer installer's schedule.

Open-floor and conference-room lighting controls — occupancy, daylight, and time-clock zones — are designed per Title 24 and acceptance-tested by a certified agent before final.
